Bubble tea, tea houses, Asian bakeries and dessert shops in this group are usually walk-in, counter-order businesses with a menu board overhead listing sweetness and ice levels you can adjust when ordering. Standard bubble tea customization includes sugar level (0-100%), ice level, and a choice of toppings like boba pearls, pudding or jelly, usually at a small extra charge. Asian bakeries sell items individually with tongs and a tray, cafeteria-style, rather than pre-boxed, and pastries are typically less sweet than Western bakery items. Lines build up quickly after school and in the evening, especially near colleges. Most of these businesses accept cards and mobile pay and skew younger in clientele and atmosphere.

Los Angeles is in California, on the West Coast, where the climate ranges from foggy coast to hot inland valleys, wildfire season can affect air quality in late summer, and traffic is the main thing to plan around. US addresses list the street number and name, then the city, state abbreviation and ZIP code, and Los Angeles follows the same pattern; a suite or apartment number such as Ste 200 refers to a unit inside the building. The map link on this page shows the exact spot.

There’s so much hype about this tea place when it first came out, and I never got the chance to try it. I’m not a fan of driving for an hour and I’m waiting in line for anything. I’m finally here at the mall and saw this side to try this tea place, the tea is decent nothing really special, it’s similar to Molly Tea or hey tea, they all have similar taste to it in my opinion.

I recommend the fruit teas here! Not that sweet and more tea based undertones. I got the black lemon ice tea which has a lot of lime and lemon proportionally. Total came out to 9.15 before tip. I would warn about the long service time it took about 25 minutes to complete my order at 1:24 pm arrival time

Came by cus they’re haven’t opened a location in the Bay Area yet. I wouldn’t commit the wait if it was crowded like when they first opened last year. I ordered a peach oolong lemon ice tea, which is a unique flavor to me since I’m a lemon tea fanatic. The downside is you can’t customize the ice and sweetness level, which makes it not customer friendly. I would choose another boba tea spot if customization is not available for certain flavors. There are plenty of seats inside and outside with nice vibe which makes it a good spot to hangout if you just want to take a rest.

The "Starbucks of Tea" delivers on vibes and speed, but the signature drink was just okay. We dropped by this famous modern tea house at Century Mall after seeing the hype. It was absolutely packed when we arrived, but don't let the crowd intimidate you—the line moves incredibly fast, and the staff is very efficient and friendly. The Atmosphere: The interior design is beautiful and modern, living up to its reputation. There’s plenty of both indoor and outdoor seating, making it a great spot to hang out if you can snag a table. The Drink: We tried the BOYA Jasmine Tea (Jasmine Green Tea) with light sweetness and ice. Speed: The drink was ready almost immediately. Taste: To be honest, it was just "okay" for me. While it has a unique floral aroma, it tasted like a fairly standard milk tea. It didn't quite have the "wow" factor I expected for a signature bestseller. Verdict: I’d definitely come back to enjoy the space, but I’ll likely try the Peach Oolong or another specialty drink next time to see if it has a bit more punch. Great spot for a quick, high-quality tea fix in a nice setting!

There is always a long line. Luckily There was 0 line that day I went. Maybe colder days less people buy bubble tea? I tried the Roasted Oolong late - it was sooo good! Roasted Black Tea late is nothing too special
